The Potter Mountain Tract offers investors the opportunity to develop residential, hospitality,
commercial, or mixed-use projects within a huge 550 acre plot.
The total acreage is composed of three plots of which 194 acres are in the Town of Hancock and 364
acres are in the Town of Lanesborough. The Lanesborough portion is enrolled in Chapter 61 which offers
reductions of tax costs for landowners who maintain the property undeveloped an manage it as a
forestland.
Tha Hancock portion has been minimally harvested for its timber and is not enrolled in the Chapter 61
program. A developer may withdraw from the programs and develop under the “Limited Business” or
the “Residential and Agricultural” zoning designations.
